Summary

This is responsible building maintenance support work involving skilled tasks in the service and maintenance of public buildings and staff.

This position will be responsible for the dropping off/picking up of supplies and equipment, setting up for events and meetings, delivering paper and office supplies, accepting deliveries, and servicing generator fuel and fluid levels.

The work requires that the employee have considerable knowledge, skill and ability in general building trades necessary to perform a wide range of repairs and maintenance work.

This is a position requiring call-out capability. Due to the nature of the duties, this position requires a candidate capable of having flexibility regarding overtime and work sites (evenings and weekends will be routinely required).

Works under the supervision of the Facilities Maintenance Supervisor.

Duties

Work involves responsibility for performing a wide variety of building maintenance and minor repair tasks. Duties include assisting in building repair and maintenance tasks, including but not limited to carpentry, locksmithing, plumbing, drain cleaning, electrical, HVAC, masonry, concrete finishing, drywall, painting, roofing, flooring and trim work. Such assistance will include serving as a safety person, as required.

Receives, accounts for and makes deliveries of food and ice, awards, equipment, paper and office supplies, and other materials to Township facilities. Opens buildings for delivery of voting booths and vendor supplies.

Orders, accounts for, stages and makes occasional deliveries of janitorial supplies.

Sets up chairs and tables for zoning meetings, special board meetings, Human Resources events, training sessions, etc. Restores to original configuration after events are over.

Picks up and moves archival files to Township archive facilities, as required.

Escorts outside vendors, contractors and business partners to buildings for inspection and/or servicing of generators, water treatment systems, elevators, mats, extermination services, fire alarms and sprinklers, etc.

Resets fire, water and burglar alarms; deactivates active sprinklers. Checks phone line activity on alarm systems. Reports defective phone lines, with number, to the Information Technology department for repair.

May be required to reset elevators.

Raises, lowers, and replaces flags at Township buildings.

Cleans gutters on various buildings.

Fills out work order forms and related reports and record keeping.

Requisitions supplies as needed.

May perform cleaning work and sanitizing as assigned.

May be required to spot clean carpets.

May be required to assist electric shop with knockdowns and flagging.

Performs snow removal duties (shoveling, driving, salting, plowing etc.) at Township facilities, as assigned.

May be assigned to other Public Works divisions to perform required duties.

Performs related work as required.

Qualifications

A high school or trade school diploma or the equivalent.

Building maintenance experience, including journeyman level skills and experience in carpentry, locksmithing, masonry, concrete finishing, drywall, painting, roofing, flooring and trim work.

Must demonstrate a basic understanding of reading Blueprints and other schematic drawings.

Must have basic electrical, HVAC and plumbing skills and experience.

Must have and maintain a valid Class C driver's license. Commercial Driver’s license preferred.

Must maintain a current flagger certification, conforming with PennDOT Pub 408, Section 901, and as provided by the Township at all times. Candidates not meeting this requirement will be required to attend the next available training, as coordinated by the Department of Public Works.

Must maintain a current forklift certification and have ability to operate a forklift truck. Candidates not meeting this requirement will be required to attend the next available training as coordinated by the Department of Public Works.

Preference will be given to candidates capable of operating a wide range of power tools and construction equipment, including jackhammers, cut off saws, platform lifts, bucket trucks, and skid steers.

Basic knowledge of the tools, equipment, and methods of building maintenance and repair, including carpentry, drywall repair, roof repair, plumbing and basic electrical work.

Basic welding ability, metal fabrication skills, and woodshop experience are required.

Ability to demonstrate a good working knowledge of current building codes is required.

Good knowledge of the work standards and safety procedures in building maintenance and repair.

Considerable skill in the use of the tools and equipment of the building maintenance trade.

Good ability to establish and maintain effective working relationships with supervisors, co-workers, contractors and the general public.

Considerable ability to assist in building maintenance safely, effectively and efficiently.

Considerable ability to follow oral and written instructions and to learn Township procedures.

Good ability to communicate orally.

Good ability to fill out forms and keep records.

Good knowledge of Microsoft Word, Excel and Outlook software. Ability to process and manage service requests using computer-based applications.

Flexibility with work schedule and sites (evenings and weekends).

Physical Requirements

Ability to sit for a minimum of 4 up to 8 hours, stand for a minimum of 4 up to 8 hours, walk for a minimum of 4 up to 8 hours, and drive department-assigned trucks for a minimum of 4 up to 8 hours in a workday.

Ability to bend/stoop, squat, reach above shoulder level, kneel, lift and push/pull up to 68% of the workday and crouch up to 35% of the workday.

Ability to lift and carry a minimum of 50 pounds of tools, equipment and materials for up to 68% of the workday and lift and carry up to 100 pounds of tools, equipment and materials for up to 35% of the workday.

Ability to use both feet for operating foot controls of machinery.

Ability to perform job functions using safety precautions around moving machinery, including construction equipment.

Ability to use both hands for simple grasping, firm grasping and fine manipulation of tools, equipment and objects.

Ability to perform job functions using safety precautions where unprotected heights (platform lift equipment, step ladder, extension ladders and scaffolding) may be present.

Ability to perform job functions using safety precautions where loud noises may be present.

Ability to perform job functions in all types of weather and temperatures.

Ability to perform job functions using safety precautions where environmental conditions may be challenging.

Ability to perform heavy manual labor for prolonged periods, often under adverse conditions.

Ability to drive automotive equipment.
